I have the Dahua XVR 5108HS-I3.

My cameras are DH-HAC-HFW2221R-Z-IRE6.

I want to test my cameras, so I just power up the XVR and connect it by HDMI to my TV. The TV sees something is connected to the HDMI port.

Next I connect one balun to the XVR and another balun to the camera, put a Cat5e cable between and power up the camera.

The camera infrareds light up, so that seems to be OK.

Nothing appears on my TV screen, and the XVR beeps every 30 seconds or so. There is no network traffic shown on the baluns (no lights flashing)

I have tried different cameras / baluns / network cables and different inputs on the XVR, but all the same result.

So where do I start?

Is this the first time you've powered up the XVR? Did you purchase it with a HDD, or install one yourself?

Since that's an analog cam, not sure that there would be any "network traffic."

The beeping is likely because "...no HDD attached yet."

Can you try a VGA monitor instead of HDMI TV?

Aren't baluns designed for analog cameras only? If there is the green and yellow light, I assume they are there for a reason.

Unfortunately no monitor with VGA connection

Doesn’t sound like you ran through the basic setup/initialization process for the XVR, which you need a monitor and mouse attached to it to do, and the beeping as noted is likely because there is no HD

Yes.
Are the baluns you're using the ones linked in your first post or something different?
Don't know how the link ended up in the OP, as I didn't link anything.

These are the baluns I use

Yes you are right. When I connected the XVR to the internet, the camera showed instantly, and the setup process as well, so I now have them working.

The beeping still continues.

What you mean with there is no HD, as the cameras are 2mp, 1080p?

How do I fix that?
