Seeking Recommendation for laneway camera

Long time Lurker here in need of some suggestions to kick off my deep dive into Ip cameras.

I will try to keep this brief..if I forgot something ask away !

A) Yes I've read the cliff notes & wiki...
based on that I'm thinking 1) varifocal 2) bullet>turret(?) for my situation ...

B) Backbone...No NVR system yet..will be doing a buildout in the future to replace current analog dvr...this particular setup will be router-->fiber--> POE switch*-->camera

C) Location:
The location is the last property of a dead end alleyway. I've attached some semi recent- photos and a quick sketch I did with one of the ipcam design trials.For a dead end it gets very busy during the day so keeping an eye on who's coming/going/parking on my private property has become more of an issue.
I think I will eventually add an additional camera or two** but for now I would like to start with one in the corner pointed out (will probably buy a bracket)

1) Budget wise I want to keep this well under 300....ideally 275 or less..(hoping to take advantage of andy's sale...)
2) I'm guessing it will be vari focal as it will allow me to dial in the ideal settings....
3) Good Night vision..while some lighting at night down the laneway it does get fairly dark.
4)I'm open to small ptz ( PTZ292IR-4X S2 etc...)
5)Ask away...

D) Primary concern is people/cars on the property..mostly parking issues
E) we get the odd visitor at night who try's to get into the van/neighbor's car (otherside) . I don't think I need active deterrence features as this is very rare.



Layout :
The green lines represent my property "lines"
The Blue (grey in photo) van is ok
The Yellow cars are ok.
The outermost orange car represents a problem that often occurs when the people next door park beyond the property limit(short car=ok,long=problem).(see "Blocked2_otherway)
E= the location of a telco pole ..ideally I would like to be able to get a decent shot of a person coming up the lane way ...(see "Blocked2_otherway)

Some Measurements for you :

1)A-->B = 25 Ft /7.62 M Long
2) The camera would be mounted on the top of the far corner post(B) ~8ft off the ground .(could go a bit higher with a bracket/pole...)
3) B-->C=(to be checked..)
4) A-->D= ~ 38 Ft
5)E--->C = ~37 Ft
5)B-->E (on the Diagonal) = ~55 FT

* for the poe switch with built in sfp I was looking at LR2110-8ET-120...I've got some spare sc/apc simplex and would just need to get a single converter and two matched transceivers

** other camera would probably be on the A corner pointed a future garage door close to the wall
