Spray Foam Insulation makes house not able to be sold

I'm sure they will simply be asked to be good little subjects and pay for the removal...

we do lots of homes with spray foam and I have never seen open cell foam to cause roofs to rot

I do the air conditioning in homes with foam. my customers have been using it since 98. I would recommend getting an home inspector do a certified roof inspection than spray foam. it cuts cooling loads by about 20 to 25 percent helps make a healthier home and controls humidity not to mention making it quieter

I worked for an Icynene syrayer for a while. I did my home when we built it.
I did not do the full home just the walls. IT WORKS GREAT!! On the underside of roofs
we only did between the rafters. I do not understand the problem if done that way.

I haven’t read the article yet but people should understand open vs closed cell foam is completely different.

You don’t use open cell foam because it allows moisture to build up. Lots of people in our area have used this stuff with mixed results.

90% of the installs are only on the walls. Regardless of the type of material used they all off gas for various periods of time.

None of them are fire rated and must be covered with an appropriate material with X rating in Canada.

In the industrial / commercial world they have fire rated foam that’s applied to the metal girders / beams.

Don’t even want to know how much that costs per inch. :facepalm:

When I did my spray, I amortized it for the life of the loan or $7 US per month.
We made it all back in just a few years. As for electrical and plumbing, we sprayed
the outer penetrations only never pipes. I did spray the tubs and showers. The bath tubs
hold the heat better. Any way, show me any newer home construction that will last longer that 35- 50 years!

Roofs in TEXAS, HA, HA, HA, Hail and wind will kill a roof at least 1 or 2 times in a loan life time.

I thought about having the underside of my roof done. My attic is HONKING HUGE and the temp was hitting 165 to 170F last summer! Even after putting on a new roof with ridge vents, I still had a sea of stale hot air up there. As I said, I thought about it...until my estimate was starting at $20k. So I instead opened up the from front gable above my garage (removed it and refurbished it...why it was closed, no clue), made one for the back of my house above my patio roof and put a huge automatic gable fan in it. This sucks the stale air out. I also put a box fan on a timer behind the one in the front, that pulls fresh air in. This brought my temps down to the 130's. I also added 1" of R6 foam board to the out sides of my attic portion of my split AC. My electric bill last summer was hitting $525 a month...this dropped it down to around $315 a month this summer. I also tinted our windows and put some solar screen up.

If money was no objective, I would indeed foam spray the attic ceiling.

Do you have a radiant barrier under the new roofing?

we are the ac guys that recommend the foam. not only does it save money but it increases the comfort level in the homes a typical home using a vary speed a systems combined with foam the humidity in the home can be in the low forties which than makes 78 degrees feel ice cold

I do not think so. Good question, but pretty sure we don't. Only replaced what my deductible and the insurance would pay. Wish I had thought about it. :(
