iSpy users forum was not much help, but one post did send me to the Dahua
wiki site where I was able to acquire the RTSP path needed. I did as you suggested and downloaded
Blue Iris, where setup is more involved, but, with some hit and miss during configuring I am able to view and record, without any issues the RTSP feed from the Dahua IPC-HFW1320S.
Dahua Wiki:

Here is the RTSP path used: rtsp://username@password@ip@port/cam/realmonitor?channel=1&subtype=0
Here is the screen shot of the Blue Iris configuration:
I will use Blue Iris for the 15 day demo and decide then if I wish to purchase.
Fenderman, I thank you for your knowledgeable guidance and support.

After much trial and error I resolved the issue of video jumping in iSpy. This is the outcome:
In iSpy edit camera, top of 1st page, under video source, left click on the three dots"...". In "FFMPEG (H264)" tab type or paste in the path to your camera. Test at bottom. If failed your path is incorrect.
Path should look something like this:
rtsp://admin:"PW"@"IPADDRESS":554/cam/realmonitor?channel=1&subtype=0
Live camera looks like this:
